Real Estate vs MF

Which one will you prefer today if you have to invest a significant amount ? I fear that nifty is going to stay low and so MF won’t provide that good a return in coming years

So what would you choose? Also if someone can tell how to find a good real estate deal to invest into and what all should we take into consideration
