45k raise and 1 day in office vs fully wfh?

I currently wfh full time, make close to 80k usd and wfh is pretty nice as we all know lol. Would you give that up for a 45k raise and 1 day in office? I would have to move an hour away from my current house. The new company does seem to be a good place for as well.

I am leaning more towards no because I would have to potentially do a new 1 year lease but I’d love to hear your thoughts .
