Buying property in Guad / Zapopan areas

Please take it easy on me considering I am an American, who isn't all the way fluent in Spanish, and commenting on a Guadalajara thread lol
I have a few things I would love to hear feedback on from everyone, but first let me give a quick background so that hopefully someone can give me some advice.
I just got back from my first ever trip to Mexico and being in Zapopan was literally life changing for a gringo from South Carolina. My fiancée, and her family, are originally from Zapopan and moved to the U.S. years and years ago. My fiancée and most of her family are Mexican citizens, and her parents both just obtained American Citizenship. Funny enough, as soon as they got American citizenship they IMMEDIATELY began planning their retirement move back to Zapopan (24 hours there and it wasn't hard to see why). They own a home 5 or 10 mins from the Basilica on the same block as their parents.
My fiancé and I have plans to get married, have a bunch of kids, and start a family within the next 1-3 years. I really want my children to spend (roughly) half their time in Mexico & half in the USA for many reasons, but mainly I want them to have close relationships with her side of the family as well as mine because we are both VERY family oriented people. I guess it's a catholic thing?
We want to start establishing ourselves in Mexico now before we start our family. I have been doing a ton of research on buying a property in Guad / Zapopan area. The process of actually buying a house in Guadalajara seems relatively standard, BUT the main thing we are struggling with is whether we should buy an older & cheaper home/condo/apartment closer to her parents in Zapopan/Tlaquepaque/Guadalajara areas, OR look into buying a more modern house in one of the (many) developments north of the city. We both make around 70 MXN per year, so it seems like we have a ton of different options to choose from.
Can anyone please give me some advice on what they know/experienced regarding buying, selling, or renting properties in the Guadalajara / Zapopan / Tlaquepaque areas specifically?
