Gentrification - What areas in London are undergoing it?

I'm curious as to the underlying reasons for gentrification and what areas are in the process of being 'gentrified'

Brixton for example has supposedly gone through this. Tooting? (Although I don't see it with the latter at all) People mention years ago Clapham/Balham were 'dodgy'.

Elephant and Castle has gone through redevelopment
